Frequently Asked Questions

At Hoying and Hoying Builders, we believe that the more educated you are about our custom home building process, the more satisfying and stress-free it will be. Below is a list of questions (with answers!) that we get asked on a regular basis.

  • I want to build a home and I’ve been pre-approved for a loan. Where do I start?

    Great question! Visit the “Our Process” tab to get a summary of how to start the process. To keep you here, if you do not have a property, start there. Then start looking at floor plans and inspiration pictures. When you are ready to schedule a meeting to get the process started, feel free to call our office.

  • I know what I want in a house, but don’t have any plans. Do you have you “stock” plans?

    We don’t call them “stock” plans as we are a custom home builder, but we have plans from all the previous homes we have built. In our office, we have them categorized by square foot, 1 or 2 story, # of garage bays, etc. With having an in-house designer, we are able to make changes to a past plan or plan you bring to an initial meeting to better suite exactly what you are looking for.

  • I would like to build a house but am having a hard time finding a property. Do you have any for sale?

    Yes! We have all our available lots listed on our website. Visit the “Properties For Sale” title at the top of the webpage  where you can click on the subtitle “Lots”. We are always updating this page with the latest information.

  • What if our lot requires a well and septic system?

    No problem. We have two crew members, Steve and Jared, that install all the septic systems for homes that require one. If you have never owned a house with a septic system, we will walk you through how it works and how to maintain it over time. For a well, we work with Quinter Well Drilling for the drilling of a new well. We will prodive the permits required for both a well and a septic system.

  • How long does it take to build?

    Great question! This can vary based on the size of the house and the weather. On average, we can usually complete a house in 7 months. This is from framing to the final cleaning. Each house we built in given a construction schedule once framing begins that outlines each step of the building process so you have a better idea of timeframe.

  • How much is it going to cost to build?

    This is a very popular and frequently asked question. There are many variables that play into the question which makes it difficult to give an easy answer. The square footage, location, finish materials, and many other items play an important role in the final cost. We often find homeowners are willing to do some of their own work to lower the signed contract price. To get an accurate price per square foot, feel free to give our office a call.

  • Can I save money by doing some of the work myself?

    This is a good question and gets addressed very often when looking at the total cost outlined in the contract. We provide this option to our owners with most  doing some sort of work themselves. Most of the time, homeowners can paint, install LVP flooring, provide and install shelving, provide all the lighting, mirrors, and bath accessories for the house.

  • If building material costs increase after work has begun, how does this affect my project?

    Awesome question that is extremely relevant right now. Once the contract for the project is signed, your total contract price is locked in. We work directly with our suppliers and sub-contractros to honor the prices given to use at the time of signing the contract. 

  • Can we make changes during the construction process?

    While we focus on having most of the selections made prior to construction beginning, we realize there will be changes along the way as this is part of the consturction process. We will provide guidance on what changes are advisable and which are not feasible. Change order fees can apply for items changed after construction begins.

  • How soon can you start building my house?

    Depends on our current work schedule and the weather. To best answer this question, it would be best to call our office.

  • What is a change order?

    A change order consists of the changes that have been made after the signing of the contract. There is likely to be multiple change orders throughout the build as things are added or changed. By agreeing to the additions or deductions, these fees can be paid out of pocket by you, the owners, or lumped in with your constuction loan. The revised cost of your home will always be stated at the bottom of the change order so you are always aware of the total cost.

  • I would like to work with another contractor that is not listed on your page. Is this okay?

    While we tend to work with the same contractors for each house, we have worked with various other subcontractors or suppliers. By working with the same contractors on each house, we build a relationship with them and understand how each other works. This makes the process run smoother and quicker. But with that being said, we are always open to working with new contractors as some turn out to be “regulars” on future homes.

  • Do you have a model home or showroom I can drop by?

    Well yes and no. We are a custom home builder, so we do not have a model home, but we have pictures of our previous homes which we can pull up on our large TV in our conference room for reference and examples. We do not have a showroom, but we can get samples pulled together of almost everything involved in the building of your home. Some of the suppliers we work with have showrooms that we highly recommend visiting for actual product display and decisions.

  • Do you build outside of Shelby County?

    We sure do! We have built in Auglaize, Champaign, Darke, Logan, Mercer, and Miami County. To verify if we will travel to your property, feel free to call our office.

  • What kind of warranty do you offer?

    Hoying and Hoying Builders and their subcontractors stand behind their work. In order to do this, we offer a one-year home warranty. All the information regarding this is outlined in a folder that is given to you at the closing of your house.

  • Can I visit my home during the construction process?

    Of course! This is your custom home, so we want you to be able to see the process as it happens! We do ask that you use your best judgement when visiting the site to ensure everyone stays safe.
